We always inspect the deck and timber structure before we quote. If the boards beneath are rotten, they need replacing too. Fitting a new membrane over a rotten deck is a short-term fix that fails fast. Our free survey checks everything — covering, deck, drainage outlets, upstands, and flashings.

In older parts of Derby, particularly in Normanton and Sinfin, we regularly find garages with original felt roofs from the 1970s and 1980s. At that age, repair is rarely worth the money.

Garage roof replacement in Derby means stripping back the old covering down to the deck, checking and repairing any rotten timbers, then installing a new weatherproof system. Here is what the process looks like, from first call to finished roof.

6. Finish, clear-up and paperwork: Drainage falls, outlets and gutters are checked before we leave, all old material and waste is taken off site, and your completion certificate and warranty documentation under the Competent Roofer scheme follow.

Once the deck is exposed during strip-out, adding insulation boards costs far less than returning to do it separately. PIR insulation boards are the most common choice for flat garage roof replacements, and can reduce condensation and help meet current building regulation thermal performance targets. None of those lend themselves to a ladder propped against the gutter, so we don’t treat them as if they did. A detached garage under 30m² is often exempt from building regulations. However, if the replacement involves more than 25% of the roof area, Building Control notification is a sensible step.
